Our Guarantee

At PennHunter, we stand behind every placement we make. If a tenant we’ve recommended requires eviction within the first six months of the lease, we’ll cover all Landlord-Tenant Court and attorney costs—no questions asked. And if that tenant vacates for any reason before completing the initial 12-month term, we’ll apply a proportional discount to your next leasing fee based on the rent shortfall. It’s our way of ensuring that you feel confident, protected, and supported—every step of the way.

    • Regulatory Compliance: We make sure every aspect of your property’s management complies with all applicable local, state, and federal regulations—including Fair Housing laws, anti-discrimination policies, lead paint disclosure and testing requirements, and Philadelphia’s detailed rental codes.

    • Proactive Property Oversight: Through custom-built software and monitoring tools, we track key compliance indicators—such as L&I violations, water usage anomalies, and unpaid utility balances. We also monitor monthly water bills and property records to catch issues early and resolve them quickly.

    • Philadelphia Gas Works LCP Enrollment: Depending on your needs, we will enroll your property in PGW’s Landlord Cooperation Program (LCP) to prevent utility billing complications that can result in property liens and support smoother tenant transitions
